Residences and Hotel in 104-Story Building Planned for Downtown Miami

A new project for a 104-story building at 130 Biscayne in Downtown Miami was recently submitted for zoning review. Planned to top off at 1,049 feet, the maximum permitted by aviation rules in the area, it will include 1074 residential units, with an average unit at 1,172 square feet (109 square meters) and 252 hotel keys with an average of 579 square feet (54 square meters). 

Separate hotel and residential lobbies will be on the ground floor.  Levels 12 through 16 will include amenities such as a ballrom, restaurant, bar, fitness area and spa. The hotel rooms are planned to be on levels 22 through 30, and residential units on levels 31 through 103.  On the 104th floor, a rooftop pool and amenity area will serve residents of the building.
