The London Borough of Islington has approved the update and extension of an old office building, 99 City Road, located close to London's Old Street Junction. The refurbished building, designed by Kohn Pedersen Fox Associates for Endurance Land, will provide high-quality workspace in a unique 35-story tower. In addition, it will significantly enhance the public area with a new public square, a ground floor designed for public benefit, and dedicated spaces for free community use, cultural programming, and curated events.

Most of the existing structure of the building, including the foundations and basement, will be kept reducing the carbon footprint and construction traffic. Plant rooms will be distributed to make maximum use of space for roof gardens and terraces. The building design uses a folded composition that responds to its surroundings and maximizes daylight while minimizing wind to the adjacent square. The building's serrated facades are inspired by nearby Victorian architecture, incorporate natural ventilation and passive shading, and respond to the environment through folded planes.
