Plans have been filed for a 29-story building at 195 Pier Street that would consist of social, affordable, and market-rate housing. Submitted by DevelopmentWA, the state government's central development agency, the new high-rise would offer 219 apartments with a mix of 30 percent social housing, 20 percent affordable housing, and the rest market rate, including 10 specialist disability accommodation apartments.

Situated on a 3099-square-meter site, the project will have podium-level amenities. The site is close to Perth’s cultural center, as well as the McIver train station. All apartments are designed to the same specifications to achieve equitable spaces across the allocation of units. The developers hope it “will establish a sustainable and replicable build-to-rent model for inner-city, multi-story apartment living”.
