Two Residential Towers Proposed on Eglinton East of the Don River in North York

Republic Developments has applied to the City of Toronto for the rezoning of the property located at 3 Swift Drive in the Victoria Village area of North York. The site is located near Eglinton Avenue East and the Charles Sauriol Conservation Area, less than a kilometer east of the Don Valley Parkway, and is approximately 1.28 acres (0.5 hectares) in size. 

Designed by IBI Group, the proposed development includes connected 39-story and 28-story high-rise residential buildings, inclusive of a seven-story podium, with a total of 824 units. The podium is to be comprised of townhouse units and communal amenity space at-grade, as well as residential condominium units. A total Gross Floor Area (GFA) of 58,686 square meters is proposed, for a Floor Space Index (FSI) of 11.31.

Featured Buildings

The immediately surroundings on the north side of Eglinton is entirely residential, mostly mid-rise apartments, with some single family homes to the northeast, while across the street to the south is a mix of low-rise commercial, light industrial, and institutional buildings.The Don River ravine lands to the west of the built-up area are wilderness-style parks. Across the Don River to the west are taller apartment buildings and condos, a retirement home, and a hotel. Further west across the Don Valley parkway is the Aga Khan Museum, Park, and Ismaili Centre, set among many mid-rise office buildings. 

Currently on the site is a four-story apartment building with surface parking at the rear, which is proposed to be demolished.
