Miami Office Tower Approaches Halfway Mark

As financial firms, technology companies and high-net worth individuals migrate to Miami en masse, construction is progressing at a Class A office tower underway in Brickell, Miami’s Financial District. Vertical development of the city’s next trophy address, 830 Brickell, is rising fast, with construction crews recently surpassing the 57-story tower’s 22nd office level. With one full level expected to be completed every week going forward, 830 Brickell is on track to be delivered in 2022.

Already attracting the attention of many global companies, 830 Brickell is the vision of international business and real estate magnate Vladislav Doronin, Chairman and CEO of OKO Group, and Cain International (“Cain”), a privately held investment firm with over US$6.3 billion in real estate equity, debt and leisure business investments led by CEO Jonathan Goldstein. The building is the first standalone Class A office tower to be developed in Downtown Miami in more than a decade and is situated in the heart of Brickell, Miami’s premier address for financial services and tech firms, just steps away from multiple transit options and the city’s most desirable residences, hotels, restaurants, and retailers.

The development of 830 Brickell comes as Miami and South Florida experience an influx of companies and residents migrating to the region in pursuit of its desirable lifestyle and favorable tax benefits. The latest Downtown Miami Demographics Report released by the Miami Downtown Development Authority (DDA) estimates that 1,150,000 residents currently live in the neighborhood – nearly double the population in 2000. The area has been particularly desirable among finance firms, which view Brickell as the “Wall Street of the South.”

830 Brickell was designed by renowned architecture firm Adrian Smith + Gordon Gill, with interiors by Italian architecture and design company Iosa Ghini Associati. Together with OKO Group and Cain International, the designers have anticipated how the pandemic will reshape the future of business by incorporating new features into the plans, including ultraviolet lighting in air filtration systems, touchless technologies, world-class health and wellness center, a rooftop bar and first-class restaurant, and more.

Cushman & Wakefield is serving as the exclusive leasing agent for the tower, which includes approximately 650,000 square feet (60,386 square meters) of high end Class “A” office space.

830 Brickell’s recently completed parking facility will complement the multitude of transportation options including the Metromover, Metrorail and intercity rail service Brightline. The garage design features an aluminum kinetic wall with metallic squares in constant motion powered by Biscayne Bay breezes. Above the garage, the tower will be clad with 1,030,000 square feet (120,773 square meters) of uninterrupted glass.
