Construction of Laval’s Largest Urban Center Has Kicked Off

On 11 June 2019, construction of one of the largest mixed-use real estate projects in Laval, Québec, Canada, began. Espace Montmorency, valued at more than CA$450 million (US$343 million), will be located in the heart of Laval and will be directly connected to Montreal’s underground transportation network via the Montmorency metro station.

With offices, cafés, restaurants, a hotel, and a multitude of residential units and green spaces, the local community and visitors will be able to enjoy a new and vibrant urban space. The promoters of this project, MONTONI and the Fonds Immobilier de Solidarité FTQ, are working alongside Groupe Sélection for the development and construction of the residential portion of the project, which will integrate three distinct living spaces to serve the needs of a diverse and intergenerational clientele.

200 boutique apartments, 300 rental units, and 200 units for people under 35 years of age will be offered within the new development.

In addition to the housing and outreach services built into the project, various common spaces will be designed to stimulate intergenerational meetings and foster a sense of belonging to a community for the people who will live there, work there, and be entertained there.

Designed by Sid Lee Architecture, the project is aiming for a LEED Gold certification and a LEED AQ certification.

The project is expected to be completed in three distinct phases. The first phase of the development will be the construction of the foundation of the project, the construction of the underground parking garage withholding 400 spaces (connecting the project to the underground network of Montreal via the Montmorency metro station), and a commercial space of 150,000 square feet (13,935 square meters) erected between two floors.

The second phase will include the construction of towers one and four. These two spaces will host the bulk of residential housing, totaling 700 units within 635,000 square feet (58,993 square meters).

The third and final phase of construction will be focused on tower two, which will have 350,000 square feet (32,516 square meters) of office space, followed by tower three which will host a 180-room hotel.

Espace Montmorency is expected to create 3,200 direct and indirect jobs between the project’s hotel, commercial space, and various amenities.
