Off the 110 Freeway near downtown Los Angeles, stands a low-rise Italianate-inspired student apartment complex—The Lorenzo. Now the developer of that project, G.H. Palmer Associates, is looking to build a 15-story, 280-unit residential tower across the street in what is currently a parking lot for the fleet of shuttle buses that take University of Southern California students to and from campus.

The proposed project also calls for 700 square feet (65 square meters) of ground-level commercial space, and up to two levels of underground parking.

This isn’t G.H. Palmer Associates’ first attempt to develop the site at 2321-2327 South Flower Street; the developer proposed a soaring 50-story tower to be built alongside The Lorenzo back in 2006, which was later revised to just 12 stories in 2012. Neither project ever got off the ground, but the company is hoping to finally gain approval from the Los Angeles Planning Department in 2020 with a transit-adjacent 15-story tower.

If all goes according to plan, future residents of the South Flower Street development will be steps away from LATTC/Ortho Institute Station and within minutes of DTLA attractions like the Staples Center, LA Live and Microsoft Theater.

There’s been no word yet on whether the proposed project is intended for student housing. The Lorenzo, which was completed in 2015, offers fully-furnished dorm-style apartments with prices starting at US$950 per month, per bed. The community boasts sought-after wellness amenities like a professional sand volleyball court, two indoor basketball courts, a three-story fitness club and four resort-style swimming pools. There are multiple libraries, a virtual gaming and video arcade room, community lounges, karaoke room, rooftop sundecks and even an onsite dining hall with offered meal plans.
