West London Building of Modular Construction Tops Out

This month, the 32-story modular building named "Enclave: Acton" reached its full height of 107.8 meters in West London. Developed by Tide Construction and owned by Outpost Management, the 20,438-square-meter tower is a mixed-use, built-to-rent development that is expected to open ahead of schedule in 2025.

The building will include 462 co-living apartments, complemented by 1,672 square meters of amenities across five floors. Residents will have access to facilities like a spa, gym, library, bar lounge, co-working spaces, a cinema, karaoke room, sports simulation suite, basketball court, and a games lounge. A 186-square-meter landscaped roof terrace on the 32nd floor will also provide a unique space for residents offering panoramic views looking over the city.

Constructed using volumetric modular techniques by Tide’s manufacturing arm, Vision, the project minimized carbon emissions and shortened construction time. Tide's CEO, Christy Hayes, highlighted the benefits of modular construction for quickly and efficiently delivering high-quality housing. This project follows previous successful projects constructed by Tide using the same modular construction methods and includes the 817-bed building, Enclave: Croydon, a co-living development completed in 2023.

The current Enclave project that topped out advances the partnership between Tide, BlackRock Real Estate, and Outpost Management. James Halstead of BlackRock emphasized that the rapid progress demonstrates the effectiveness of modular construction and aligns with BlackRock's European investment strategy focused on high-growth sectors with sustainable building practices.
