Vaughan Development Proposal Introduces 17 Residential and Mixed-Use High-Rises

An ambitious development that will alter the skyline for the Canadian city of Vaughan has been proposed with the plan for 17 mixed-use, residential high-rises ranging from 43 to 74 stories, and totaling over 10,000 residential units. The master plan, spanning 10 hectares at the southwest corner of Jane Street and Highway 7 West in the Vaughan Metropolitan Centre (VMC), includes four mixed-use blocks, four parkland blocks, and extensions to Millway Avenue and Doughton Road, as well as new streets named Toromont Trail and Celebration Avenue.

Two signature buildings, 69 and 74 stories high, will mark the entrance to the development, creating a gateway at Millway Avenue and Highway 7. The four blocks—each hosting multiple towers with landscaped areas—will feature extensive green spaces, including 27,071 square feet (2,514 square meters) and 30,569 square feet (2,841 square meters) of parkland in Blocks A and D, respectively, along with additional parkland across Doughton Road to the south.

Designed by WZMH Architects, the development emphasizes high-density housing balanced with building separation, pedestrian access, and light flow. The project will offer a blend of residential, retail, office, and hotel spaces, including 323,907 square feet (30,095 square meters) of non-residential space: 133,074 square feet (12,365 square meters) for retail, 79,351 square feet (7,372 square meters) for offices, 101,579 square feet (9,435 square meters) for a hotel, and 9,902 square feet (920 square meters) for daycare facilities.

The 10,231 residential units will include a mix of amenities, with 220,251 square feet (20,464 square meters) of indoor and outdoor spaces, 4,549 parking spots, 61 accessible spaces, and 10,312 bicycle parking slots. The project is set to proceed in five phases, beginning with Block A and sections of the new streets, and concluding with the completion of Toromont Trail in the final phase.

Upon completion, this development will serve as a key residential and commercial hub in Vaughan, benefiting from connectivity via nearby highways and transit options, including the VMC Subway Station and the Highway 7 Rapidway BRT line, cementing the area’s role as a major transit-oriented community.
