Transforming a Toronto Neighborhood with a Transit-Connected Mixed-Use Development
Hullmark, in partnership with BGO, has submitted updated plans for Beltline Yards, a transformative mixed-use community near the upcoming Caledonia TTC and GO interchange station in Toronto’s Eglinton West. Designed by Allies and Morrison, the project reflects Toronto’s growing need for housing and celebrates the site’s industrial heritage while promoting sustainable urban living.
The development will span nine buildings across five blocks, offering 2,390 residential units—a 19.5 percent increase from earlier proposals—including a residential Gross Floor Area (GFA) of 155,421 square meters. The tallest building will rise to 55 stories. Employment space has been reconfigured to 22,496 square meters, comprising retail, office, and light industrial uses, alongside 981 square meters of community space, with potential plans for a library or daycare.
The project prioritizes open space, with 50 percent of the ground plane allocated to green spaces and Privately-Owned Publicly-Accessible Spaces (POPS), such as Beltline Yards, The Grove, and Station Square, which commemorates the history of the Beltline Railway. The York Beltline Trail will also be enhanced in collaboration with the City. The design incorporates canopies, sheltered seating, and adaptable yards to encourage street-level activity.
Each building reflects a cohesive architectural style inspired by stacked warehouses, blending materiality, color, and form for a unified aesthetic. The development also embraces sustainability, with all buildings planned to use geothermal energy and additional district energy solutions under consideration.
Beltline Yards will include 3,818 bicycle parking spaces, dedicated ramps, and repair stations, fostering a bike-friendly environment. The landscape design integrates woodland enclaves and green spaces between buildings, transitioning from the naturalized York Beltline Trail into the site, and emphasizing post-industrial regeneration.
The existing site chimney will be repurposed as a landmark in the public park, celebrating the area’s industrial past. Hullmark is actively collaborating with local artists to incorporate branding, murals, and activations that honor the site’s history.
The development proposes a vibrant, walkable community that integrates housing, workspaces, parks, and cultural amenities. With over 3,000 residents expected to live there, Beltline Yards will assist in addressing the city's housing needs while also aligning with Toronto’s vision for sustainable and transit-oriented development.
