Toronto Approves Designs for 31-Story Mass Timber Building

The Toronto City Council recently reviewed several development proposals, including a mass timber building of significant height in Canada and potentially in the world. A proposed 31-story mixed-use building at College and Henry Streets, features 490 rental units with 80 percent of which would be affordable for 40 years. This project uses Cross Laminated Timber (CLT), was initially submitted in July 2022 and updated in February 2024.

The project is receiving capital funding, property tax relief, and an accelerated planning approval process through the Open Door Program sponsored by the city. All heritage semi-detached homes currently on the property will be retained and repurposed into two floors of retail
