Three High-Rise Development Proposed Near Future Royal Orchard Station in Vaughan

With the Yonge Line 1 extension set to bring five new stations north to Vaughan, Markham, and Richmond Hill, development is accelerating along the corridor. A new proposal, Dorian Towers, by Arkfield Development and designed by DIALOG, calls for three high-rises up to 29 stories on a full block near Yonge Street and Dorian Place, about 700 meters north of the future Royal Orchard station.

The 6,416 square meter site in Vaughan, a city in the Greater Toronto area, is currently occupied by single-detached homes and would be transformed into a mixed-use complex with 1,026 condominium units, a 7-story shared podium, and 1,695 square meters of retail. Although previously zoned for 8-story mid-rises, a 2022 Ontario Land Tribunal decision enabled greater height and density. The buildings would exceed Vaughan’s recommended high-rise floor-plate limit, with sizes between 812 and 850 square meters and a total FSI of 11.42.

Indoor and outdoor amenities would span over 3,500 square meters, and the development proposes 227 parking spaces (205 resident, 22 visitor) in a two-level underground garage, along with 1,035 bicycle spots. The plan includes road conveyances to help extend Dorian Place to Longbridge Road.

The site is well-served by YRT transit and future subway stations, including the Royal Orchard, Bridge, and High Tech Road stations, with the extension targeted to open after the Ontario Line. Dorian Towers adds to a growing wave of intensification along the corridor, joining several large-scale proposals nearby, including skyscrapers of up to 59 stories at 10 Royal Orchard and a master plan containing 33 high-rises at the High Tech Transit-Oriented Community.
