Third Time's a Charm as a New Proposal is Submitted for 327 Royal York in Toronto
CTBUH has confirmed that a new proposal for the site of 327 Royal York in Toronto is the third attempt to build after multiple starts, stalls, and failed projects in the past decade. Located next to Mimico GO station, KingSett Capital has submitted a new proposal for two residential towers of 51 and 55 storys, designed by BDP Quadrangle, to replace earlier plans tied to now-defunct developers.
The original proposal in 2011 was a 27-story condo building with construction beginning in 2015. In 2017, the project was halted due to financial issues. A new developer, Vandyk Properties, later acquired the site in 2017, rebranding it as part of the broader Grand Central Mimico vision, and in 2019, submitted a new proposal for 29- and 44-story high-rises above a rebuilt GO station. Despite securing a Minister’s Zoning Order (MZO) in 2022 for the project, Vandyk went into receivership in 2023.
Now owned by KingSett, the new plan drops the GO station replacement, instead offering pedestrian access to the existing station. Additionally, the design proposes to reuse the below-grade construction work that was done on the site years ago, while making the necessary adjustments to support the almost doubling of the height from the original plan. The development will add 1,174 residential units split between the two towers, with 594 units in the west building and 580 units in the east building. Around 2,913 square meters is dedicated amenity space and 237 square meters is retail at grade, built atop a shared three-story podium. The proposal covers a 6,763 square meters of the site with a Gross Floor Area of 84,797 square meters and no office space, a shift from prior iterations. There will be 108 parking spots allocated.
A publicly accessible plaza between the buildings will function as a POPS (Privately-Owned Publicly accessible Space), connecting pedestrians to the GO station. The project also buffers the adjacent Christ Church Mimico Cemetery with a pedestrian clearway and drive aisle.
