Tall Residential Proposal for Toronto Neighborhood

Humewood-Cedarvale, a neighborhood in Toronto, may be getting a new tall, residential building. A rezoning application for the 91 Raglan Avenue project has already been submitted by the project’s planning consultant, Goldberg Group. If the project moves forward, it will replace several residential homes that are currently on the site. 

This proposed 26-story condominium project would have a gross floor area of 18,381 square meters (197,850 square feet). When compared to the site, the floor space index would total to 12.8. The project would contain 224 residential units: 66 one-bedroom units, 47 two-bedroom units, and 15 three-bedroom units. There will also be a total of 5,597 square meters (60,250 square feet) of indoor and outdoor amenity space.

The project would include five levels of underground parking. It would in could 96 spaces for residents, 13 spaces for visitors, and 256 space for bikes. The site is in easy walking distance to St Clair streetcars and Bathurst buses. It is also a slightly longer walk to St Clair West subway station on the University line.
