Second Proposal Submitted for 845 South Olive Street in Los Angeles

Real estate firm, Relevant Group, has filed an application to the Los Angeles Department of City Planning for 845 South Olive Street. The firm is proposing to build a 19-story high-rise to replace the parking lot which currently sits on the site. If approved, this would be the third residential project that Relevant Group has planned for Downtown Los Angeles.

The Gensler-designed building would be built using prefabricated modular units. The façade would be composed of metal panels and perforated metal screens. The project is designed to provide 329 apartments that range from studio to two-bedroom units as well as 490 square meters (5,300 square feet) of retail space at ground level. There will also be a pool and amenity deck on the roof of the building.

This is the second high-rise proposed for the site. Originally, the architecture firm, Togawa Smith Martin, designed a 29-story high-rise which was was approved in 2019. However, the site was later marketed for sale by the owners Heart Olive. The new proposal is requesting entitlements such as a density bonus incentive, so more housing can be built than otherwise permitted by the current zoning rules. In exchange, it is offering that 36 of the apartments can be reserved for affordable housing for a period of 55 years.
