Revised Toronto High-Rise Design Replaces Office Space for Residential

Updated plans for 310 and 330 Front Street West in Toronto’s Entertainment District have been submitted. The revised proposal designed by Hariri Pontarini Architects now includes a residential building in mixed-use towers, standing 65 and 70 floors, replacing an original plan that had designated more office space to a single new building. The new plans for the development would deliver 1,782 residential units, a significant increase from the 578 proposed in 2023.

The site covers 8,114 square meters and currently houses three office buildings, but the updated plan will eliminate two of these buildings, retaining only the 16-story office tower. This proposal  will include a landscaped public plaza replacing the current atrium between the existing buildings and will provide pedestrian access between Blue Jays Way and Front Street West.  Additionallly the plaza will become a space for public art to be displayed.

Retail space at the ground level will be provided along with amenities for residents that will include both indoor and outdoor spaces. A three-level underground garage will offer 399 parking spots, fewer than the original 459 proposed in 2021, while bicycle parking will be increased to 725 spaces. The site is within walking distance to major transit hubs, including St. Andrew and Union stations, and is close to future transit lines and bike lanes, making it highly accessible.
