Revised Proposal for Toronto High-Rise Adds Over 10 Stories to Originally Approved Height

Plans for 101 Spadina, a mixed-use high-rise in Toronto’s Fashion District have been revised from 39 to 50 stories, reflecting changes in local development trends and policy frameworks. Located at 101-105 Spadina Avenue and 363 Adelaide Street West within the historic Garment District, an area increasingly characterized by mid-rise and high-rise buildings, the project was originally proposed in December 2021.

After receiving zoning approval in May 2023 for a 39-story building with 375 units, 194 square meters of retail space, and a 70 spaces of underground municipal parking, the newly revised design increases residences to 452 units while reducing the retail space to only 66 square meters. Vehicular parking will expand to 192 spaces along with bicycle parking increasing to 453 spaces from the previous 395. The total amenity area will also grow from 1,174 square meters to 1,394 square meters. The size of the adjacent 1,000 square meter public park and proposed parking facility will remain the same.

Designed by Audax Architecture, the building's exterior will maintain its contemporary aesthetic inspired by the surrounding heritage buildings. The design aim is to balance modern innovation with architectural elements that reference the area’s historic character. The site is within walking distance to public transit and has convenient access to employment centers and other amenities.
