In an industrial area in Toronto, developer Sunray Group is aiming to create a complete, self-sustaining community at 22 Metropolitan Road. The site, which forms an irregular shape backing onto a highway interchange is approximately 34,649 square meters. Currently, 20 Metropolitan Road is vacant, which the other parcel houses a 200-room, two-story brick motel from the 1980s. 

With 167,649 square meters of gross floor area (GFA), the proposal would include 5,447 square meters of retail and office space and 15,302 square mters of hotel space. Along with 204 hotel rooms, the community would receive 2,048 residential units across four buildings.
