Residential Building in Gold Coast Suburb Planned Despite Shadow

The heritage-listed Broadbeach Bowls Club, a lawn bowling sports complex in Broadbeach, might be getting a tall neighbor. Developer Ferro Property Group is planning a 46-story residential building for a 1,283 square meter site on the corner of Old Burleigh Road and Armrick Avenue. 

Designed by Ferro Chow Architecture, the proposal for the 159-meter-tall tower includes 59 one-, two-, three- and four-bedroom apartments with a third-level communal recreational area with a pool, deck, and gym. The dark bark texture and design of the Broadbeach tower was inspired by the Norfolk pine trees that are found along the Old Burleigh Road. The podium has a stone finish and cascading edges to create an earthy atmosphere. 

Featured Buildings

The site at 99-101 Old Burleigh Road is currently occupied by a three-story walk-up block of units, a fish and chip shop, a liquor store, and a local cafe. The development application for the tall and slender design lodged with the Gold Coast City Council conceded it “will have shadow impacts for non-residential uses located nearby,” though it implies such impacts will be inevitable in the area given the High-Density Residential Zone and the site’s unrestricted building height designation.
