Renderings Revealed For New Development in New York City's South Bronx

Maddd Equities is responsible for one of the largest forthcoming developments in the South Bronx, a new 274,000-square-foot (25,455 square meters) building in the borough’s Cromwell-Jerome neighborhood. Located at 1164 River Avenue, the development is currently in pre-construction and will eventually comprise 250 rental units and 88,000 square feet (8,175 square meters) of lower-level commercial space.

Designed by Aufgang Architects, the two buildings will top out at 17 stories or 195 feet tall (59.4 meters). The façade, as depicted in the latest illustrations, appears to be constructed of metal cladding and cementitious materials that transition from brick red to alternating black and white paneling. The massing of the structure incorporates a number of setback levels at each visible elevation, hinting at private residential terraces.

Anticipated amenities include storage facilities for 250 bicycles, a laundry room, unspecified recreational space, and a 200-vehicle parking structure.

To complete the project, Maddd Equities has partnered with Community Access, a non-profit organization that provides supportive housing, education and vocational training, crisis services, and art-focused workshops. It is not clear how the non-profit’s involvement will be activated in the new development, but it is possible that a number of their supportive services will be offered to future residents.

The lot currently sits vacant and an estimated date of completion has not been announced.
