Redevelopment Project to Deliver Housing, Offices, and Retail to Los Angeles Site
Plans to redevelop a storage facility next to Metro's La Cienega/Jefferson Station with housing, offices, and retail are moving forward, with the publication of a sustainable communities environmental assessment by the Los Angeles Department of City Planning.
The 3.5-acre (1.4-hectare) development at 3401 S. La Cienega Boulevard, proposed by Australian real estate and construction firm Lendlease, two buildings featuring 260 residential units, approximately 227,000 square feet (21,088 square meters) of offices, and 2,869 square feet (266.5 square meters) of ground-floor retail space atop parking for 785 vehicles.
Lendlease, which is partnering with Australian investment firm Aware Super on the project, is seeking approvals for the project using density bonus incentives to permit a larger residential building than allowed under zoning rules. In exchange, 22 of the new units would be reserved for very low-income households, and an additional 7 units would be reserved as workforce housing.
SHoP Architects is designing 3401 La Cienega, which would include a 13-story, nearly 150-foot-tall (45-meter-tall) residential building and a six-story office building. Renderings portray a pair of contemporary mid-rise structures with upper level setbacks used to create terrace decks. The proposed office building would also incorporate mass timber into its design.
