Redesign Proposed for Toronto's Existing Office Building to Become Residential
The developer has revised its redevelopment plans for 145 Wellington West, transitioning from a mixed-use design to a primarily residential focus. The updated design proposal by the architects retains a height of 213 meters but increases the floor count from 60 to 65 by replacing office floors with shorter residential ones, greatly expanding the unit count from the original 512 to 861, with 630 one-bedroom units.
Increasing to 54,216 square meterst for the gross floor area, the building priortizes residential space (54,010 square meters). The retail space in the proposal expands to 206 square meters, nearly doubling the previous allocation. Other features include a tall podium housing lobby, retail, service areas, and amenities, with residential units beginning on the fourth floor. Amenities are located on levels 3 and 24, and include 605 square meters of outdoor space and increased indoor facilities totaling 1,724 square meters.
Proximity to transit options such as St Andrew and Union stations, the 504 King streetcar, and future Ontario Line access highlights the site’s connectivity, but the new proposal increases parking spaces to 74 automated underground spaces, while bicycle storage drops to 346 spaces. This reallocation for garage space reflects the significant increase of residential units. The proposal requires city approval for the exemptions to maintain its residential focus over office space in Toronto’s Financial District.
