Work is progressing on a new development at Station Hill in Reading, where a car park will be demolished in early August to make way for the next phase of a £750m (US$1 billion) masterplanned district.

Lincoln MGT, a joint venture between Lincoln Property Company and MGT Investment Management, is planning to break ground on One Station Hill, a 25,548 square meter (275,000 square feet) office building this year. It will adjoin a new 600-unit build-to-rent residential community already under way.

One Station Hill will be the first office building delivered. The 15-story office building will include rooftop amenities with terrace, bar, and lounge, as well as direct access to 95,000 square feet of independent retail, leisure and food and beverage facilities, and the residential community. It will target BREEAM Excellent.

Once complete Station Hill will comprise up to 58,064 square meters (625,000 square feet) of office space, 1,300 residences, and 8,826 square meters (95,000 square feet) of new retail and leisure space, and a central .8-hectare (two-acre) piazza.

The design of the project is being overseen by CallisonRTKL, which forms part of Station Hill’s international design collective. The team also includes Gensler for ONE Station Hill and the future office elements, and LDA on the public realm/landscaping.
