The Salt Lake City Planning Commission voted 6-1 to approve the design review application for a 390-foot mixed-use residential building at the site of the former Utah Pantages Theater. Main Street Apartments at 150 S Main would deliver 400 units upon completion.

The project proposal, which involves a height variance from the 100 feet in code, was met with opposition during public comment. Opposition mainly pertained to saving the theater, but the Hines project team determined that preserving the theater building by incorporating it into the project doesn’t pencil out.

In reviewing the proposed design, the Commission expressed its desire to see the mid-block “passage” that steps up to the publicly accessible green space be activated.

The developers have now cleared their approvals with the Planning Division and will work to finalize their purchase and sale agreement for the property with the city’s Redevelopment Agency.
