Proposal for Pair of 45-Story Residential High-Rises in Growing Mississauga
A proposal for two 45-story residential high-rises at 3355 Hurontario Street in Mississauga Valley, part of the Fairview neighborhood in Mississauga, is moving forward. Designed by BDP Quadrangle for the Kaneff Group, the project follows a Minister’s Zoning Order (MZO) issued in 2023, which fast-tracked zoning approval and removed the requirement for Site Plan Approval. The development will be located along the under-construction Hurontario-Main Line 10 LRT at the southeast corner of Hurontario Street and Fairview Road East, replacing an existing one-story commercial plaza.
Each tower is planned to rise 143 meters, connected by a six-story podium, with a total of 1,092 rental units. The project includes 75,208 square meters of gross floor area, with 73,496 square meters dedicated to residential use and 1,712 square meters for retail at street level. The buildings will feature indoor and outdoor amenities totaling 5,979 square meters.
A three-level underground garage will provide 343 residential parking spaces, along with 164 visitor and 32 retail spots. There will be parking for bicycles which will include 668 long-term spaces, 72 short-term spaces, and 5 retail spaces.
The site is well-connected to public transit, with multiple MiWay bus routes nearby and the upcoming Fairview Road LRT station under construction adjacent to the development. The LRT will link the Port Credit GO station to the south with Brampton Gateway Terminal to the north.
