Planned Miami Hotels Partner with Online Rental Companies

Miami’s first Airbnb-branded building is rising in its downtown area. The 48-story tower, dubbed Natiivo, will have 604 units, including 412 condos and 192 hotel rooms, all of which can be rented and managed via the short-term rental company. The tower is not owned by Airbnb, but will instead be a branded partner and provide consultation on interior design.

The condo owners’ right to list their homes for extra income is grandfathered in with the city.

“The way in which people visit and experience Miami is changing, and Natiivo’s partnership with Airbnb emphasizes that,” says developer Harvey Hernandez of Newgard Development Group, who is working on similar projects in Orlando, Austin, and Nashville.

“We wanted to team up with an iconic hospitality brand to enhance our guest experience,” he added.

Miami-based architecture firm Arquitectonica is designing the tower, which is set to open in Spring 2022. More than 50 percent of the units, starting at US$300,000, are already sold.

The tower will be located next to the Freedom Tower Metromover Station and only a couple blocks from the Historic Overtown/Lyric Theatre Metrorail and Virgin Miami Central stations.
