Kohn Pedersen Fox Associates (KPF) has unveiled early plans to replace a 10-story postmodern 1980's-era office block with a 160-meter office tower by the Old Street roundabout in east London. The 99 City Road address was the headquarters for a telecommunications company, which has since relocated and the plot was sold to developer Endurance Land for £150 million (US$180 million).

The early plans as it stands include demolishing 37 percent of the existing building and then vertically extending the remainder to create a 37-story new building. This would add an additional 45,000 square meters of office space.

The proposal would improve the public realm around the building through activating the streetscape, weaving in cafe space, and add in 510 square meters of community space with room for exhibits and performances.

A planning application for the scheme will be submitted to Islington Council in early 2023.
