UEM Sunrise Bhd plans to launch the first phase of Kiara Bay, comprising 870 apartments adjacent to Kepong Metropolitan Park.

During the unveiling of the Kiara Bay master plan at the Kiara Bay sales gallery, UEM Sunrise managing director and CEO Anwar Syahrin Abdul Ajib said Phase One is targeted at the second-generation Kepong residents who would like to stay in the area and are open to high-rise living.

“We reckon that the buyers will come from within a two-kilometer radius of Kiara Bay, as well as those who frequent Kepong Metropolitan Park. We have noticed that there are a number of singletons aged 25 to 35, and our first phase—which will offer smaller units—is catered for this market,” he added.

“Our study has shown that the younger generation, who are living in Kepong, want to stay there because of its complete ecosystem.”

“Nevertheless, our strategy is to design for multi-generational communities, because there will be people who would want to live with their parents. So, we reckon that there will be quite an interesting mix in Kiara Bay. Priced between RM600,000 and RM900,000 (US$145,000 and 217,000) each, the units will have built-ups of 800 to 1,250 square feet (74 to 116 square meters). The development’s facilities will include swimming pools, a gymnasium and a sky deck. It is scheduled for completion by the fourth quarter of 2023.

Located next to Kepong Metropolitan Park, the RM15-billion (US$3.6-billion) Kiara Bay is a joint venture between UEM Sunrise and Melati Ehsan Group. The development is slated to contain residential units, a retail mall, office space, hotels, healthcare centers and educational institutions on a 73-acre (30 hectare) tract.

The development is accessible via the Middle Ring Road 2 (MRR2), Lebuhraya Damansara-Puchong, Duta-Ulu Kelang Expressway, Jalan Kuching and Jalan Kepong. There will be two new interchanges that will provide direct access from MRR2 to Kiara Bay.

The nearest mass rapid transit (MRT) stations are Kepong Baru and Jinjang on the Sungai Buloh-Serdang-Putrajaya line.

Kiara Bay has an urban livability conceptm and the developer is focusing on building communities and an inclusive environment for residents.

According to Anwar Syahrin, Kiara Bay—a 15- to 20-year regeneration project—will have integrated master planning and a diverse range of product types, amenities and community services, such as auxiliary police and shuttle buses to the nearest MRT stations.

“Leveraging our experience and success in developing Mont’Kiara and our JV partner Melati Ehsan’s track record in construction management, we want to create the same value with Kiara Bay, so that homebuyers and investors will enjoy capital growth in their assets,” he said.

Melati Ehsan Holdings Bhd group chairman Tan Sri Yap Suan Chee said UEM Sunrise’s expertise in township development is what attracted the company to the partnership.

“We are excited to be on this journey with UEM Sunrise to create something new in Kepong. Combined with the way this master plan is detailed and the character that it embodies, Kiara Bay will become the industry’s benchmark for an urban township,” he added.
