Passive House Mixed-Use High-Rise Coming to New York City

The 26-story apartment building at 425 Grand Concourse in the Bronx, which is 75 percent complete, is targeting Passive House designation.

The project topped out in January 2021 and is on track to complete by spring 2022. It will deliver 310,000 square feet of space, including 277 residences reserved for low- to moderate-income households. It will also house a supermarket, a community health center, a cultural center, and a 2,787 square meter (30,000 square foot) student services center for CUNY’s Hostos Community College.

Designed by Dattner Architects, the building incorporates a high-performance envelope resulting in greater airtightness, energy-efficient lighting systems and building mechanical systems, solar shading devices, energy-recovery ventilation, cogen power generation, and vegetated roof decks.
