Osaka Mixed-Use Project to Include Hotel and Condominiums

The hotel portion will deliver 178 rooms and the residential portion will deliver 466 apartments.

Tokyo Tatemono and Hotel Properties Limited are developing a 195-meter-tall, 49-story mixed condominium and hotel high-rise just south of the Osaka / Umeda Station district. This will be the first high-rise development in Japan to have both the Four Seasons Hotel and a condominium in the same building.

The One Dojima project will have 466 apartments on floors 4–27, and 38–49. The condo is named Brillia Tower Dojima and apartments will range in size from 30–230 square meters, with ceiling heights ranging from 2.7–4 meters. Concierge desks will be located on floors 2 and 43. Common area interiors will be designed by Dutch designer Piet Boon. Curator, art historian, and director of the Mori Art Museum, Fumio Nanjo, will select 50 art works to be displayed within the shared areas of the residences. Sales are scheduled to start in October 2021.

The Four Seasons Hotel will have 178 rooms on floors 1–2, and 28–37.

This is the first project in Osaka to receive a floor area allowance under measures introduced by the Ministry of Land, Infrastructure, Transport, and Tourism in 2016. Under this system, projects with hotel components in specified districts may be eligible for an additional floor area allowance up to 300 percent. This was introduced at a time when hotels and accomodation facilities in tourist areas were in short supply, particularly in neighborhoods where existing hotel operating ratios were already over 80 percent.
