Original 7-Story Design in Toronto Jumps to a 42-Story Building
The proposed residential tower at 2810 Bayview Avenue in Toronto has evolved from a seven-story design to a 42-story high-rise, in response to Ontario’s designation of Major Transit Station Areas (MTSAs). The new developers’ Official Plan and Zoning By-law Amendment application for the new vertical density totals a Gross Floor Area (GFA) of 30,196m², resulting in a Floor Space Index (FSI) of 12.98.
This newly designed 138.33-meter high-rise will feature 539 residential units and 1,887 square meters of amenity space. A six-story podium will provide retail and community spaces, and three levels of underground parking will accommodate 136 vehicles and 406 bicycles.
The site, less than a five-minute walk from Bayview station on the Sheppard Line 4, offers strong connectivity to Toronto’s transit network and is near potential subway extensions. Sitting on a 2,326 square meter site, the development reflects the area’s shift from suburban housing to a transit-oriented community since the Sheppard Subway Line’s opening in 2002.
