Office Building Planned for Sydney's North Shore

A plan for a 16-story office building at St Leonards has been revealed as part of a project to transform the area on Sydney’s North Shore into the “next Chatswood”.

The office building will be part of the AU$1.6-billion Eight Eight by JQZ on Christie Street, St Leonards that also incorporates 637 apartments, a new retail and dining project, supermarket, civic plaza and public library.

The building at 558 Pacific Highway will include 16,739 square meters of office space on floor plates spanning 1,000 to 1,470 square meters, outdoor terraces on levels 2 and 8, and direct connectivity to St Leonards train station via an underground passage.

The building’s associated dining and retail amenity will differentiate the building from the area’s office stock, which has been reduced by a growing number of conversions to residential use. 

The building will also include 121 commercial car parking spaces and 316 public car parking spaces. Net office rentals are expected to average between AU$850 (US$654) and AU$900 (US$693) per square meter.

Construction of the office building is due for completion in late 2022, with the Eighty Eight precinct due to be finished in 2023.
