Newly Revised San Francisco Residential Plan Unveiled
A new residential redevelopment plan for 180 Hawthorne Street in SoMa, San Francisco, has been unveiled, adding six additional floors to the previously proposed structure. The project, sponsored by N17 Development on behalf of property owner Allrise Capital, will now feature a 444-foot (135-meter) tall building, replacing a two-story office building with 320 new rental homes.
The revised high-rise will encompass 322,800 square feet (29,989 square meters), with 231,000 square feet (21,461 square meters) allocated for housing, 10,500 square feet (975 square meters) for parking, and 7,250 square feet (674 square meters) for amenities. The building will offer 196 one-bedroom and 124 two-bedroom units, with parking available for 40 cars and 142 bicycles.
The development utilizes the State Density Bonus program, allowing it to exceed the base zoning limit of 160 dwellings in a 130-foot (39.62 meters) tower. By applying Assembly Bill 1287, the project gains a 100 percent density bonus, resulting in 48 affordable apartments, half of which are designated for very low-income households and the other half for moderate-income households.
The project requires eight waivers and three concessions to surpass zoning limits related to bulk, height, open space, and parking. BDE Architecture has reimagined the tower’s design, featuring a historicized three-story stone veneer facade at the base and bold vertical mullions on the south and east facades.
The ground floor will house the residential lobby and reception area, with additional amenities on the second floor, including a fitness center and co-working space. The rooftop will offer landscaped outdoor seating, a small pool, a sauna, and an indoor lounge.
The project is part of a larger trend of high-rise developments in the area, including nearby proposals at 95 Hawthorne Street and 395 3rd Street.
