New Sydney Tower Welcomes 1,000 Office Workers

Upwards of 1,000 new office workers have begun to fill out the AUD$1.2 billion (US$850 million) 1 Denison commercial tower, the tallest building in North Sydney, which has recently been delivered by the Winten Property Group.

The arrival of new tenants in the 39-story tower will be a welcome shot in the arm for Australia’s broader office sector, which has been rocked by the coronavirus.

European software giant SAP will combine its existing Australian and New Zealand headquarters into a 10,000 square meter office within the recently completed tower, moving from Aqualand’s nearby 168 Walker Street.

And Nine Entertainment Co is well advanced in the complex relocation from Willoughby and Pyrmont, which will see it combine all its key Sydney divisions into one built-for-purpose, 25,000-square-meter workspace.

The media group’s 10-year occupancy comprises a ground floor reception and studio along with 13 further levels featuring specialist broadcast space, a 400-square-meter data center, six studio spaces, eight control rooms and a multitude of editing suites.

Microsoft Australia will also set up a state-of-the-art head office in the tower, taking 10,700-square-meter across six levels spanning from levels 25 to 31.

The tech giant is expected to move in April 2021 consolidating from several sites including its North Ryde head office.

When fully occupied more than 6,000 tenants will utilise the intuitive open plan offices and eclectic mix of eateries, restaurants, bars and cafes on the lower levels.

The future of the modern workplace is under pressure as well following the widespread adoption of working from home through the pandemic, and it is expected some degree of flexible working will remain over the longer term.

SAP will now combine SAP Concur, SAP SuccessFactors and SAP Ariba, along with its corporate teams and functions under one roof.

SAP Australia and New Zealand managing director Damien Bueno said new facility reflected the company’s new strategic focus on a simplified and streamlined experience following a difficult year.

“The events of this year will permanently change how offices operate, but we have long supported an anytime, anywhere flexible working policy.

“Our office design reflects this, with significant areas dedicated to co-working, co-innovation and collaboration, for our people to use whatever their working preferences,” Bueno said.

The Bates Smart-designed tower, which was developed on the 3,750-square-meter site of North Sydney Shopping World, was topped out by Multiplex in February 2020 and has a total net lettable area of 60,799 square meters. 

The 5-Star Green Star-rated tower features a perimeter core with floor plates ranging from 1,336 square meters to 2,518 square meters across three rises, a two-level lifestyle precinct and basement parking for 225 cars.

The building’s podium, set to be home to two levels of luxury shopping and dining, has also welcomed Barlume by The Grounds with a total tenancy of 360 square meters, combining a restaurant and bar, lower ground kitchen, retail area and terrace space.
