The Union Theological Seminary Campus in Morningside Heights is planning to construct a 42-story tower as part of a $125 million rehab of its campus.

The 182-year-old nondenominational center, located along Broadway, between West 120th and West 122nd streets, is getting ready to receive much-needed renovations and repairs that will include restoration work on the crumbling façade, infrastructural upgrades that will include new boilers, and increased accessibility for disabled visitors. These repairs could cost as much as $100 million.

Back in 2015, the school was in talks with L&M Development Partners to sell 350,000 square feet (32,516 square meters) of its air rights for the construction of the new residential tower, which is to be designed by Robert A.M. Stern Architects, and the school has also partnered with developer Lendlease.

The tower will feature condos, along with office space, faculty housing, and classrooms that will be owned by the seminary. The project will dedicate $5 million toward a community investment fund for local projects that will be agreed upon by local elected officials and nonprofit organizations.

The development team is hoping to begin work on the tower this summer.
