A mixed-use development being pushed by South Developments is part of the innovation and transformation of Guatemala City’s Zone 4, which is currently underway. Within the real estate development momentum within that sector, the Granat mixed-use project stands out.

The complex consists of a 16-story building with two commercial levels, four levels of offices, one level dedicated to a boutique hotel, and nine stories of apartments.

There will also be nine levels for parking with seven basements and two above-floor levels for a total of 225 parking spaces. There will also be five elevators.

The commercial stories will have offices ranging in size from 67 to 865 square meters, and its own lobby. Granat is also in the process of being certified as LEED-Gold.

According to the developer, the project will be achieving savings of up to 20 percent in electricity, 40 percent in water consumption, and will have louvers for thermal control and regulating natural light. Natural ventilation will also be relied upon through the use of a cross-system with sliding windows.

The water-saving system will be supported by the reuse of rainwater in the irrigation of green areas and for car washing. Granat's façade will have a contemporary look integrated with natural features.

"Our focus has been to bring people to live in the City, close to jobs, services, commerce, and all the other amenities," said the director of Sur Desarrollos, Christian Ochaita.
