Mixed-Use Project Begins Development in Guatemala City

Diagoseis, a real estate project overseen by Ubica Desarrollos, is being developed in Zone 10 of Guatemala City. In total, the development will cover 38,000 square meters of space and will include vertical housing and offices with brick and white façades. The design of the project and the architecture was overseen by Seis Arquitectos.

The building will have a height of 19 stories, and will have 65 apartments, ranging from one- to three- bedrooms, with floor space ranging from 60 to 150 square meters. In addition, it will have 259 square meters for corporate office space and 90 square meters for a boutique.

Featured Buildings

There will be five basement levels intended solely for offices and their visitors, three levels for exclusive parking in the housing area, seven levels for offices and eight levels for apartments. Amenities will include a lobby, gym, swimming pool, and a terrace lounge, which will be a pet-friendly.

There will be a total of 123 parking spaces for apartments and 280 for offices, as well as 80 for visitors. According to Jacqueline Sherman, the commercial director of Ubica Desarrollos, the distribution of each of the spaces was carried out carefully from the planning and design of the project to achieve wider and more efficient spaces.

The project’s focus on sustainability issues involves ventilation and natural lighting. Double-glazing is used throughout the building for thermo-acoustic protection. Raised floors in the offices allow for better versatility in the installation of air conditioners, which improves comfort and reduces energy consumption.

“We seek to create an efficient building and take care of the design, so that the offices and apartments are independent, focusing on modern architecture and the use of the best resources that guarantee the quality of the work in the long term,” said the executive director of Ubica Desarrollos, Jorge Iturbide.

Currently, the development of mixed-use projects in Guatemala has become more important, as a result of the demand to bring housing and work spaces closer together.
