Located on Atwater Avenue on the former site of the Montreal Children’s Hospital, near the city of Westmount, will soon be a new mixed-use development known as 1111 Atwater.

The real estate project is by Group EMD Construction-Batimo, in collaboration with High-Rise Montréal and Claridge Homes as investment partners. 1111 Atwater is part of a mixed-use project that will include a commercial ground floor, lower floor residential rental components, and luxury penthouses on the top floors of the development.

The 22 penthouses, which span from the 30th to the 38th floor, range in size from 1,663 square feet (155 square meters) to 10,000 square feet (929 square meters), offering generous views. The cost of the penthouses ranges from CA$2 to $15 million (US$1.5 to $11.5 million).

Services to enhance the project have been added during the developments planning. These include a 24/7 concierge service, valet parking, home automation technology, and exclusive elevators. Within the 31st floor, a sky lounge and sky gym are furnished with an indoor pool, with sweeping views of the city.

The developers have built a domed space at the heart of the project’s sales office that allows visitors to take a 3D tour of the development in an immersive environment that uses augmented reality. “We wanted to provide a distinctive experience for our future owners and allow them to fully immerse themselves in the promise of 1111 Atwater. That’s why we have not hesitated to invest in this unique technology” noted Philip Kerub, President of High-Rise Montreal.
