London's 99 Bishopsgate Redevelopment Plans are Approved
The City of London’s Planning Committee has unanimously approved Brookfield Properties’ redevelopment plans for 99 Bishopsgate, designed by RSHP. The project will include a 54-story office building with more than 5,574 square meters of public and cultural amenities, reshaping the northern gateway into the City Cluster.
Scheduled for completion in 2030, the development will provide 92,903 square meters of premium office space, contributing 8.3 percent to providing additional office space targeted by the City Plan for 2040 to support employment growth in London’s financial district. The design emphasizes sustainability through adaptive reuse, retaining nearly 50 percent of the building’s foundation to reduce embodied carbon. Vertical gardens, terrace spaces, and ground-level urban greening initiatives will promote biodiversity and employee well-being.
Pedestrian routes will connect Liverpool Street Station to the City’s core, enhanced by landscaping, the City Market—operating seven days a week as a food and beverage destination—and Open Gate, a standalone six-story cultural building designed to attract diverse audiences. At ground level, 18-meter-high public arcades and step-free access will improve the visitor experience.
Brookfield Properties and RSHP aim to balance historical significance with innovative, sustainable design, solidifying the City of London’s status as a leading global financial district.
