Jacksonville Developer Plans 219-Meter High-Rise Residential
A Jacksonville developer plans to transform a Downtown parking lot into high-rise condos. The 720-foot (219-meter) building, set between the former Jacksonville Landing and Hyatt Regency garage, if completed, would be taller than the Bank of America Tower, currently the tallest building in the city at 188.1 meters.
The project will feature 320 units and 35,000 square feet (3252 square meters) of restaurant/retail space. The site is located by the St. Johns River waterfront and is currently owned by city. Meetings with the Downtown Investment Authority (DIA) began a year ago and are ongoing. The developer is hoping to do a direct deal with the DIA, bypassing the request for proposal process, with the plant to request a Recapture Enhanced Value grant of an unspecified amount to help fund the project.
Site constraints include removing the Main Street Bridge ramp, estimated at USD$5 million, and potentially relocating a large JEA sewer line. DIA Board Chair Patrick Krechowski scheduled a special workshop to occur in August 2024 on the plans for site that is east of Riverfront Plaza.
