High-Rise Residential Project Including Homeless Housing Planned in London

A 19-story residential project which will include mixed-tenure units as well as homeless housing has been proposed in Royal Oak, west London, on 217 Harrow Road, by the A40 Westway.

Designed by Allford Hall Monaghan Morris, the submitted plans include 94 build-to-rent units in the 19-story building, with up to 14 of these homes being affordable units. The shorter building would be the homeless facility which will have 45 self-contained units and 11 move-on homes. The two related but distinct housing forms will be built around a shared landscaped courtyard. Mid-term accommodation and space to provide health, wellbeing, employment, and other support will be provided by the overall project.

If approved, the project would replace an existing facility owned by St. Mungo’s, a homeless charity. The new building has been designed using St Mungo’s Psychologically Informed Environments design principles, and feature well-lit interiors and welcoming, non-institutional rooms.

The US$67 million (£50 million) project is being brought forward by St. Mungo’s and developer Stories.
