In the Gold Coast's southernmost suburb, a 22-story residential building is proposed on the site of the former Jazzland Dance Palais from the 1930s. The site currently has a car rental lot and retail stores in the converted dance hall.

Palais Coolangatta, designed by BDA Architecture, would have 175 one-, two- and three-bedroom apartments. Developer BeckDev purchased the 2,355 square meter site earlier this year.

The proposed US$96-million (AU$130-million) tower at 31-35 McLean Street, Coolangatta, would feature a podium with car parking and a “nostalgic street level plaza” as well as a swimming pool, bar, and function spaces on level 11.

The site in a well-known Gold Coast beach locale with a resurgence in popularity has drawn interest over the years. Plans were previously approved for the site in 1999 to build hostel accommodation and shops. In 2015, plans were floated to build Jazz Land, a dance hall and residential building with 108 units, but this never moved forward.

Development is ramping up around the area, including plans for a US$74-million-plus (AU$100-million-plus) apartment tower in Rainbow Bay.
