Approval has been given by Victoria's planning minister for the initial phase of its AUD 1.7 billion Elysium Fields development at Melbourne’s Docklands. The construction that was given the green light were three residential high-rises on the 27,000-square-meter site at 208-226 Harbour Esplanade. The full precinct will include around 1,100 homes, with a portion dedicated to build-to-rent units.

The initial three buildings to be built will contain approximately 700 residences. The developer Gurner has partnered with builder Hamilton Marino for the construction of the first high-rise which will offer 250 luxury apartments. Early construction work is set to begin in November, with public sales launching early in 2025

Initially unveiled in March 2024, the Elysium Fields development includes a futuristic glass dome, inspired by the concept of a utopian afterlife. The precinct aims to integrate advanced wellness and anti-aging technologies. Residents will have access to facilities like cryotherapy, IV infusions, saunas, red light therapy, and a medical clinic offering treatments such as MRIs, DEXA scans, and personalized health plans. The development will also feature amenities including air and water purifiers, circadian lighting, and options for health-focused home upgrades. Additional facilities will include a retail and hospitality area, a 100-room four-star hotel, and a 250+ room five-star hotel within the main tower.

Gurner describes the project as a transformative opportunity for one of the last large-scale development sites in Docklands. The developer plans to launch AUD 3.5 billion worth of projects over the next year, anticipating a market rebound as interest rates decrease and housing shortages persist.
