A 29-story dual building development with a program featuring a hotel and apartments has received conditional approval from the State Commission Assessment Panel for a site at 299 to 311 Pirie Street in central Adelaide. The project includes a 242 key Arcadia hotel and 89 residential apartments with shared amenities.

The western structure will house the hotel, with rooms starting from level five, including eight super deluxe suites. The eastern structure will feature a mix of studios, two and three bedroom apartments, and nine penthouses. Shared amenities on level five will include a spa, gym, outdoor bar, and pool.

The approved plans represent a slight reduction in units from the original September 2024 proposal, which initially included 258 hotel rooms and 95 apartments. The 1,569 square meter site was previously home to a Red Cross blood donor center before being demolished in 2022. Auriga Investment who is developing the project acquired the site in 2023.

Pirie Street, traditionally known for offices and hotels, is evolving into a mixed-use residential area, with several apartment buildings recently completed or under construction. This project aims to contribute to this increasing active and vibrant streetscape in the area.
