Developers Seek Height Variance for 33-Story Building in Atlanta’s Star Metals District
Plans for the final phase of the Star Metals District in West Midtown Atlanta include a proposed 33-story residential tower. The project seeks to add three mixed-use buildings featuring 800 residential units, 100,000 square feet (9,290 square meters) of retail space, 200 hotel rooms, and a public plaza with pedestrian pathways.
The developers must secure a height variance to proceed with the current design and density. While the district caps buildings at 225 feet (68.6 meters), the proposed high-rise would reach 340 feet (103.6 meterst). The variance application argues that the added height would allow for reduced building coverage—down from 85% to 60%—creating more pedestrian-friendly spaces like plazas and restaurant patios at the ground floor. Renderings of the project also show green balconies and tree-lined paths.
The variance request will be reviewed by the Neighborhood Planning Unit E, with a potential city vote in December 2024. The Star Metals District, spanning three acres along Howell Mill Road, already includes an office building and apartment tower, with a second high-rise, Stella, under construction.
