Developer Proposes Residential Tower at Transit Station in Toronto

Trolleybus Urban Development Inc is proposing a 26-story tower situated at 9 Oxford Drive, just north of the intersection Eglinton Avenue West and Weston Road and a short walk from Mount Dennis Station, the initial western terminal for Crosstown Line 5 which should be operating by this time next year. The developer is seeking both a Zoning By-Law Amendment and Official Plan Amendment from the City to move forward with the project.

The site is an assembly of five lots at 1 through 9 Oxford Drive on the south side of street, has four low-rise single houses on them and one semi-detached house which would be demolished for the proposal. Designed by SvN Architects and Planners, the proposal is 26 stories tall with wrap-around balconies behind a white, gridded frame. The tower floors conform to the City's 750-square-meter floor-plate guideline for point towers. The lower floors form a slightly larger podium that steps back twice. A total GFA of 18,989 square meters would result in a site density of 12.1 FSI.

The building would bring 278 residential units to the area, in a mix of 6 percent studios, 54 percent one-bedrooms, 26 percent two-bedrooms, and 13 percent three-bedrooms, and proposes a 95-space, three-level underground garage accessed from the east end of the property off of Oxford Drive. Bicycle parking would be available on the garage levels and ground level with 252 spaces for residents and 28 for visitors.
