Developer Proposes 81-Story Skyscraper in Miami's Brickell Area
A Miami-based developer has submitted a pre-application for a towering 81-story, 1,010-foot (308-meter) supertall development at 1421 S. Miami Ave. in the Miami Brickell neighborhood. The project envisions a mixed-use skyscraper comprising 560 residences, an 84-room hotel, offices, and retail spaces, totaling 1.83 million square feet (170,013 square meters).
The residential units, ranging from studios to three-bedroom apartments, will occupy floors 25 and above, with sizes from 533 to 1,907 square feet (50 to 177 square meters). Communal amenities include a rooftop swimming pool. The hotel, spanning floors 20–23, will feature 43,700 square feet. Additionally, 6,038 square feet of retail space and 117,310 square feet (10,898 square meters) of office area (floors 13–17) are planned. Parking needs will be met by a 10-story, 1,200-spot parking podium.
Designed by Arquitectonica, the tower will replace two restaurant and retail buildings on a 1.21-acre site. The developer, Defortuna, originally purchased the property for US$5.6 million in 2002.
