Denver High-Rise with Organic Features is Completed

One River North (ORN), a new 16-story mixed-use development in Denver’s River North Art District (RiNo), has been completed.  Integrating a natural terrain aesthetic into its design, the building features a canyon-like crack that runs through its glass façade. The building, designed by MAD Architects, aims to immerse residents in a natural landscape experience reminiscent of the surrounding Colorado foothills and canyons, blending urban living with nature.

The development includes 187 rental units across 15 floors and a 9,000-square-foot (836-square-meter) retail space on the ground floor. The building's design encourages a connection to nature, with landscaped terraces totaling over 13,000 square feet (1,208 square meters) spread across a four-story canyon-inspired amenity area. These terraces, appearing to hang in open space, provide expansive views of the city and include water features that enhance the natural atmosphere.

Residents can traverse the "canyon trail" from the 6th to the 9th floors, experiencing curated environments that feature sounds of cascading water audible from the street below. The building also features shared outdoor spaces, fitness facilities, and seasonal plantings inspired by Colorado's biomes, creating an immersive and changing landscape throughout the year. At the top of the building, a landscaped rooftop terrace offers a pool, spa, and garden with panoramic views of the Rocky Mountains and Denver’s skyline. This alpine-inspired space provides a retreat for residents.

One River North has earned Fitwel certification, recognizing its commitment to promoting residents' physical and mental well-being. The certification underscores the project's focus on creating a healthy, wellness-centered environment that blends lifestyle, community, and nature. As a landmark in Denver’s RiNo district, the development represents a new approach to mixed-use urban living, emphasizing placemaking and sustainable design.
