The suburban Vancouver City of Delta is reviewing an application to redevelop a site at the northwest corner of 75A Avenue and 120th Street into a 35-story mixed-use tower—the second high-rise building to go up in North Delta.

The proposal, by local developer Hari Homes, and designed by Barnett Dembek Architects Inc., is a partnership with BC Housing. The project’s 335 residential units include 70 affordable homes for first-time home buyers and middle-income families and individuals, and 66 units that accommodate people with disabilities.

The unit mix is 151 one-bedroom units, 178 two-bedroom units, and six townhouses.

There will also be 885 square feet (82 square meters) of commercial space, 2,949 square feet (274 square meters) of childcare space, and an outdoor play area of 3,213 square feet (298 square meters).

Four underground levels will contain 554 vehicle parking stalls for all users, providing 77 stalls in excess of municipal guidelines.

These latest details are based on a revised design of a previous proposal, and the project’s next public hearing is scheduled for 26 November 2019.
