Construction Progresses on Two New Guatemala City Skyscrapers

Construction work on QUO, a new mixed-use project in Guatemala City, has progressed significantly in recent months. Together with XPO1, this real estate development is set to become an emerging competitor in the city capital for housing and office development.

The real estate development consists of two mixed-use towers of 16 and 17 levels respectively, located in the city capital. In total the development will cover a 64,000 square meter area.

The project recently wrapped up beginning construction phases, with the two planned towers on the site now built and standing. Work on the final phase of the project is currently underway.

“This is a very challenging project—we achieved 64,000 square meters of construction in just ten months,” said QUO project manager Manuel Castellón.

The developer of the project, Grupo Rosul, worked alongside Grupo Macro, Mixto Listo, Cementos Progreso, and Maquicorp, who were in charge of removing a total 84,000 cubic meters of earth from the site. The architectural design was led by SHOARQ Architecture. Héctor Monzón of Sismoconsult is the leading structural design engineer for the project.

According to the current schedule, construction of QUO will be wrapping up within the first quarter of 2020, between seven and eight months earlier than initially planned.

The beginning construction portion of the project was developed for nearly 10 months. According to Mixed Ready’s business manager, concrete designed to meet resistance standards was applied and a total of 24,000 cubic meters of concrete has been used so far. “Among the concrete products used are those with resistances above 5,000 PSI (34,474 kPa), and fluid concretes with resistances of more than 4,000 PSI (27,579 kPa),” he said.

QUO will utilize a “disruptive” design within the heart of the 4 Grados Norte cultural district. The Q tower will have 16 levels—seven destined for offices and eight for apartments. The 17-level O tower will be used exclusively for apartments.

In addition, both buildings will connect on the first level and ground floor. A commercial plaza of 2,500 square meters will offer connections between areas of real estate development and the adjoining building: XPO1, designed under the same concept.

The development will have a total of 750 parking spaces. The 238 apartments in the development will come in 23 different models and have three variations of finishes. The total investment in this mixed-use complex is set to be approximately US$30 million.
